What a slab leak adds to a claim
Leaks under floors often run for weeks before anyone notices, so the damage can include warped boards, stained baseboard and a high water bill. The paperwork matters as much as the drying, since the insurer will ask when the leak began and what it reached.
- Dated photos of the wet floor
- The plumber's repair invoice
- Daily moisture readings by room
Condo owners should also tell the association, since the pipe may belong to the building. See condo water damage for how shared losses are handled.
Water district and shutoffs
Moulton Niguel Water District supplies most of Aliso Viejo, while the Via Iglesia area is served by El Toro Water District. Either way the first move is identical: close the home's main valve, then call a plumber and a restoration crew.
A water meter that keeps turning with every fixture off, a floor that feels warm underfoot, or the sound of running water in a quiet house are the usual clues. When two of them show up together, shut the main and make the call.
Why leaks under floors go unnoticed
Flooring hides the problem. Carpet wicks water outward, tile and hardwood trap it, and the leak can run while the house looks normal. By the time a baseboard stains, the wet area is often several rooms wide.
Dry-out time depends on the flooring more than on the leak itself. Wood and thick pad hold water and need mats or lifted boards, while tile over a wet floor can need small access cuts so the subfloor can release its moisture. Equipment choices for the dry-out are explained under structural drying.
