Beach homes, bluff homes and storm drains
Beachfront and bluff homes take on water differently from inland houses. Waves and tides push water in at ground level, while runoff pools in garages and lower rooms, and Dana Point's 525 drain inlet inserts, inspected quarterly, help keep street drains clear.
- Garages and lower rooms that fill first.
- Salt and sand left behind on floors.
- Wet drywall that wicks water above the flood mark.

Local emergencies and flood maps
Dana Point and Laguna Beach declared a local emergency over the 2026 coastal erosion and flooding, and the City tagged unsafe homes on Beach Road. Crews also placed boulder revetments behind homes, and the California Coastal Commission approved emergency permits.
The City has sent new data to FEMA for a Flood Insurance Rate Map revision. A Special Flood Hazard Area has a one percent or greater chance of flooding in any year, and flood coverage questions belong with your insurer and agent.
Red and yellow tags are the City's call, not the restoration team's. If a home is tagged, the owner works with the City before anyone goes back in, and the drying plan starts once entry is allowed.
